This page covers two things: what PropSignals collects from people who use this site and the free trial, and how we handle the public property records the product is built on. Plain English, no surprises.

When you sign up
The free trial and the signup forms ask for one thing: a work email. We use it to create your trial key, to tell you when your trial is ending, and to answer you if you write to us. We don't add it to third-party lists.
To stop abuse
Form submissions store a hashed (not reversible) version of the sending IP address and a hidden honeypot field that only bots fill in. That is how we keep the free trial from being farmed, and it is all we keep about your connection.
When you use a key
For each API or MCP key we record request counts, the time of the last request, and — for trial keys — how many of the 100 trial records you've pulled. We do not log the contents of your queries against your identity.
This site sets no cookies of its own. We measure traffic with Cloudflare Web Analytics, which is cookieless and does not build a profile of you across sites. When we run paid advertising, the ad platforms' measurement tags (Google Ads, Meta) may set their own cookies on this site to count a signup that came from an ad; those are governed by each platform's own privacy policy, and you can block them with your browser's settings without losing anything here.
The homes in the product are not users of this site, so this section is about them.
Where it comes from
Municipal building-permit feeds and county property-appraiser records — in Florida, the Department of Revenue property tax roll and the county property appraisers. Nothing scraped from a listing site, no MLS, no purchased consumer data.
Where we stop
We hold the property address and the owner of record as the county publishes them, and we never append homeowner phone numbers, email addresses, or any other contact data to those records. We don't sell homeowner contact data to anyone.
What it's for
PropSignals is not a consumer reporting agency and nothing we provide is a consumer report. Our terms prohibit every customer from using the data for any credit, insurance, tenancy, or employment eligibility decision.
We run on a few providers, each of which processes data only to provide their service to us: Supabase (database and API hosting), Railway (web hosting), Cloudflare (DNS, email routing, and the analytics above), and — once billing is live — Stripe, which handles payment details directly so that card numbers never reach our systems. We don't share your information with anyone else except when the law requires it.
Signup details and key usage are kept while your trial or subscription is active and for a reasonable period afterwards for records and support. Email [email protected] from the address you signed up with and we'll delete your signup data and deactivate your keys. Property records are retained as public record and refreshed as the source publishes them. If a homeowner believes a public record about their property is wrong, the correction belongs with the county that publishes it; we re-read the source on refresh.
