Terms of Service

The deal is simple: use the list to win work, not to judge people.

These are the terms you accept when you use PropSignals data. They exist to keep this a clean, public-records marketing product — the thing that lets us license your whole territory flat instead of metering you by the record. Plain English first, the formal clauses below it.

Work your territory

Pull the record-level list for the area you license and use it for your own outreach — knock, call the numbers you source yourself, mail, quote, and book the job. As often as you want, for as long as your subscription is active.

Use it to decide eligibility

This data can never be used to decide whether someone gets credit, insurance, a lease, or a job. It is not a consumer report. That is the one line that does not bend, for any customer, for any reason.

Resell the records

The record-level data is licensed for your own use. You don't repackage it, resell it, or hand it to another company. The public ZIP and market counts are the only figures anyone is free to repeat.

1. Who these terms bind

By creating an account, accepting an order, or using any PropSignals data, dashboard, export, API, or MCP connection, you agree to these terms on behalf of yourself and the business you represent. If you don't agree, don't use the service. Where you've signed a separate written order or subscription agreement with us, that document controls wherever it conflicts with these terms.

2. What the data is, and where it comes from

PropSignals is a property-signals product built entirely from public records: municipal building-permit feeds from 33 metros and county assessor and other public records from 19 counties. We classify each permit into a trade, join it to the parcel, and score how confident we are that a system is past its service life. Every record we deliver carries its provenance — the source it came from, when we retrieved it, and its confidence score — so you can judge what a given row is worth before you act on it.

Just as important is what the data is not. We do not ingest MLS feeds. We do not scrape listing portals. We do not store or sell listing photos. And we do not sell, append, or resell homeowner phone numbers or email addresses — property address and owner-of-record from the assessor is where we stop. That boundary is a permanent part of the product, not a temporary limitation.

3. What you may use it for

We grant you a non-exclusive, non-transferable, revocable license to access and use the record-level data for your own legitimate business outreach in the territory you subscribe to — identifying properties, contacting owners through channels you are separately permitted to use, marketing your services, and scheduling and quoting work. Your use of the data must comply with all laws that apply to your outreach, including telemarketing, do-not-call, email, and direct-mail rules. You are responsible for how you contact people; the license we grant is to the data, not a warrant that any particular outreach is lawful.

4. What you may not use it for

These prohibitions are conditions of the license. Using the data for any of them ends your right to use it.

The line that does not move

No eligibility decisions (FCRA)

You may not use the data, in whole or in part, as a factor in establishing an individual's eligibility for credit, insurance, housing or tenancy, employment, or any other purpose covered by the federal Fair Credit Reporting Act (FCRA) or any comparable state law. The data is not a "consumer report," and PropSignals is not a "consumer reporting agency." It is marketing and property information for contractors, and it must never be used to judge a person.

No resale or redistribution

You may not sell, sublicense, lease, syndicate, publish, or otherwise redistribute the record-level data, or any material portion of it, to any third party. It is licensed for your own use. Service providers acting on your behalf may touch it only to deliver a service to you, under equivalent restrictions.

No building a competing dataset

You may not use the data to build, train, or enrich a product or database that competes with PropSignals, and you may not scrape, bulk-download, or systematically extract the data outside the access methods and volumes your plan provides.

No unlawful or abusive use

No using the data for harassment, stalking, discrimination, or any unlawful purpose, and no attempt to re-identify, append, or attach the contact details of individuals that we deliberately do not provide.

5. Record-level data versus public surfaces

Two different things live on this site, and the rules above apply to one of them. The record-level data — address-level lists, owner-of-record, parcel detail delivered through your dashboard, exports, API, or MCP connection — is what your license covers and what you may not resell. The public surfaces — the aggregate ZIP and market counts shown on these pages and returned by the public lookup — are aggregate figures we publish openly; those you are free to reference. Aggregate counts are never a substitute for, and never expose, the record-level data behind them.

6. Accounts, API keys, and territory scope

Your subscription is scoped to the territory you license, and the API keys and MCP credentials we issue are scoped and rate-limited to match that plan. Keys are issued to you and are yours to protect — keep them confidential, don't share them, and tell us promptly if one is exposed. You're responsible for activity under your keys and account. We may enforce rate limits, territory scope, and reasonable-use ceilings, and we may throttle or suspend access that exceeds them or that looks like bulk extraction rather than ordinary use. Specific limits are set out in your plan and can change as the service evolves.

7. Accuracy, and no warranty

The data is drawn from public records and refreshed on the cadence described on our data page. Public records contain errors, gaps, and lag, and our classifications and confidence scores are estimates, not guarantees. We provide the data "as is," without warranties of any kind, express or implied, including accuracy, completeness, or fitness for a particular purpose. You are responsible for verifying anything you rely on before you act on it — especially anything you say to a homeowner at the door. To the fullest extent the law allows, our liability arising from the service is limited to the fees you paid us in the twelve months before the claim.

8. Suspension, termination, and changes

You can cancel your subscription at any time. We may suspend or terminate access if you breach these terms — the FCRA and resale prohibitions especially — or if we're required to by a data source or the law. On termination, your license to use the record-level data ends and you must stop using it and delete copies in your control, except where the law requires you to keep them. We may update these terms as the product and its data sources change; when we do, we'll post the revised version here with a new effective date, and continued use after that means you accept it.
